Signing up with a ridesharing company is a great way to make some extra cash if there’s demand for the service in your area. But doing so may have some insurance implications you should consider before going full steam ahead with your new income stream.

Ridesharing companies do offer drivers a large insurance policy that will cover them when they have a passenger in the car. And of course, your personal policy will cover you when you’re out running errands or driving around for personal reasons. But there’s a gap in coverage rideshare drivers should be aware of. When rideshare drivers are signed in to their ridesharing app and waiting for a fare, they are not covered by the ridesharing company’s policy. And if an accident occurs during that time, their personal insurance policy may not cover them either -- they might even cancel the policy if you failed to disclose your employment with a ridesharing company.

To make sure you’re covered in that vulnerable time between signing into the ridesharing app and picking up a passenger, consider purchasing special commercial insurance for ridesharing drivers. This insurance is typically cheaper than that a taxi driver must hold, but it ensures you’re consistently covered when behind the wheel of your car.

If you’re considering signing up with a ridesharing company, be sure to contact your insurance company and discuss your options. You don’t want to surprise your insurance company with your newfound employment and you don’t want to be surprised by a lack of coverage.

Summer is moving season -- the kids are out of school, so it’s the perfect time to make a change without having to pull them out of their class midway through the year. But what if you can’t sell your old house in time to move into the new one? Often, homeowners will choose to rent their old house, either as a temporary solution or to maintain it as an income property. For some, this can be a wise choice, but only if it’s done carefully.

Homeowners insurance covers owner-occupied, single family residences. If you choose to rent out your home, you no longer fit into this definition and need to purchase landlord insurance. Insurance companies view a rented home as a higher risk than an owner-occupied home. Renters may not care for the property as well as an owner does, and might not recognize or report problems in the home in a timely basis. And if they don’t know where the water main shut-off is in case of flood? A small problem could turn into a huge one pretty quickly.

Landlord insurance typically costs 15% to 20% more than a homeowners policy and it covers damage to the house and other structures on the property (like a freestanding garage or shed), provides fire and injury protection, and covers lost rental income if the renters stop paying their rent or damage the property to the point that it’s uninhabitable. It doesn’t cover damage to the renter’s property, but if you leave your flat screen behind for the renter’s use and it gets damaged, that will be covered.

Moving, becoming a landlord -- it’s a lot to think about. But you should think about it. Make sure you’re protected before you rent out your home.

Home sharing is becoming a more and more popular pursuit. Travelers are beginning to realize that staying in someone's home is more comfortable and less expensive than staying in a hotel, and homeowners are discovering a tidy income that might help fund their own travel. It's a win-win! But how does home sharing affect your home insurance?

If you're renting out your home for a one-time event, like a big sporting event or a local college graduation, your regular policy likely will be enough. But talk to your insurance company first. They might require advance notice of your rental or they might ask you to purchase a special endorsement.

If you live in a hot tourist town and plan to rent out your house -- or a portion of your house -- multiple times throughout the year, your insurance company might consider that a business. If that's the case, you'll be required to purchase business insurance. If you're going to go travel the world for a year and are leaving your home in the hands of a local college student (lucky you!), your insurance company might require you to purchase a landlord policy if you'll be renting out your home for more than six months.

If your tenants damage your belongings or if your tenants' belongings are damaged during their stay, your policy likely won't cover you in either of these scenarios. Your tenants will have to use their own insurance to make a claim.

Alien Abduction

We had to start with this one. There are actual homeowners insurance policies that will protect people in case of alien abduction. Maybe it’s considered theft? And if the abduction results in a pregnancy, there’s a little extra coverage. Some insurance companies offer coverage in the unlikely event that a UFO crash lands on your roof. Think of the property damage!

Werewolves

Did you see the werewolf episode of the reboot? Definitely the best. But maybe some people didn’t get the memo that it’s fiction! Reportedly, Lloyd’s of London has written policies that protect people not only in the case of werewolf attacks, but vampire attacks as well. Rest easy, full moon fearers.

Immaculate Conception

It was reported that in 2006, a European insurance company provided coverage to women who feared the cost of raising a child who came into being through immaculate conception. In the event of a virgin birth, the policyholders would be provided the funds to raise the child. The insurance company claimed they gave the premiums to charity, but eventually cancelled the policies after receiving pressure from the church to do so.

Death by Ghost

Rumor has it that a hotel owner in England witnessed a ghost bellying up to the bar in his hotel. Fearing for his guests’ and employees’ safety -- obviously -- he took out a policy that would pay 1 million pounds if anyone was killed or permanently disabled by said spirit. If guests or employees received no more than a glancing blow from a flying object, they were on their own apparently.

Do you believe? Or do you think these insurance companies are taking advantage of vulnerable people who want to? Just keep in mind when shopping for insurance that if a company offers to insure you against a zombie apocalypse that they might not have your best interests at heart.

It’s a common scenario: You head south for the winter to escape the brutally cold months in New England. Or you have to move to a new home before the old one sells. Homes are left vacant all the time. And doing so may seem pretty ordinary to you, but to your insurance company, it’s a huge liability.

If a pipe bursts or a refrigerator leaks when you’re home, you can quickly turn off the water main and prevent widespread damage. But if you’re sunning yourself on a beach in Florida, you’ll have no such luck. This is why insurance companies get nervous about vacant homes.

Read your insurance policy carefully to find out your company’s definition of vacancy. And it’s always a good idea to alert your insurance company if you’ll be out of your home for an extended period of time, either for a month-long vacation (lucky you!) or because of a move.

If your house will be left vacant, you may be asked to purchase a separate policy that will cover you in the event of those unattended pipes springing a leak. And you’ll be able to rest easy or the beach or relax in your new home knowing that your investment is safe.

There are plenty of hazards of last-minute shopping, beyond battling the crowds. Full parking lots and overwhelmed parking lot security guards means that hit and run accidents and property theft are both major issues this time of year. Read on to learn about how you can protect yourself.

If you’re the victim of a hit and run accident in a crowded parking lot, you’ll be faced with the decision of whether or not to file a claim. Assess the damage. If it’s a minor dent or scratch, you might find that after the deductible is subtracted, you might not get much compensation. If the damage is severe, however, filing a claim is likely a good idea.

If someone breaks into your car, comprehensive coverage will likely cover the damage. But there are things you can do to protect yourself. Keep in mind that you might be being watched. Stashing your gifts in the trunk might seem like a good hiding spot, both from prying eyes in your family and thieves, but a would-be thief could have watched you stash those gifts. Thieves also have access to a tool called a scanner box, which can override keyless entry systems. Once that thief is in your car, all he has to do is pop the trunk and those gifts are his. If you must stash gifts in your trunk, lock them in and then move your car. A thief watching will assume you’re heading home and will turn to more promising targets.

If items are stolen from your car, your auto insurance will not cover their loss. However, homeowners or renters insurance might cover your loss. If you used a credit card to make your purchases, your credit card company also might provide some coverage.

It’s like squirrels collectively go crazy this time of year. They’re everywhere -- digging, hunting, burying and looking for a place to spend the winter. Wait a second … does it sound like there’s something in your wall?

That’s right. Sometimes your house looks like the best place for a squirrel or mouse to spend the winter. And if they curl up in your walls for their long winter’s nap, they can wreak havoc. They can chew through electrical wires, leave droppings everywhere or choose to, ahem, shuffle off this mortal coil and leave a horrible stench in their wake.

The bad news is that homeowners insurance often doesn’t cover rodent damage (FYI -- if a reindeer falls through your skylight on Christmas Eve or loses its way in the dark and crashes into your living room, that damage likely will be covered).

Other minor items that aren’t covered are things like losing a freezer full of frozen meat during a power outage or having a power surge damage your electronics (depending on what caused the electrical problems in the first place). And if your home is damaged in a catastrophe, like a fire, insurance will cover repairs but won’t cover code upgrades.

You don’t want to be blindsided by these things when your Christmas lights are flickering because a rodent chewed its way through your wiring. Have a frank conversation with your insurance agent before you have problems so you know exactly what to expect.

For better or worse, credit scores are used as a determining factor in pretty much every financial transaction you’ll engage in, from applying for a credit card to buying a car to purchasing a home. When it comes to smaller amounts, paying a higher interest rate because of poor or bad credit might not mean much, but when it comes to a major purchase like a home, a few credit score points could mean a slightly higher rate, which will likely add up to thousands of dollars in interest over the life of the loan.

Anyone who’s gone through the process of buying a home knows that the purchase price is only the beginning -- the extra expenses mount up fast. And one of the expenses that may be more than you were expecting can be your homeowners insurance. On average, homeowners insurance adds an extra $100 or so to your monthly homeownership expenses. But in addition to that, you could be paying higher insurance premiums just because your credit score isn’t that great.

According to a recent survey, a U.S. homeowner could expect to pay 32% more in annual homeowners insurance premiums if they have what’s considered fair credit, instead of good or excellent credit. In some instances, your homeowners insurance can cost twice as much as it would if you had excellent credit.

Most U.S. states allow insurance companies to consider credit history, not just a raw credit score, when determining home insurance rates. Maryland, California, and Massachusetts do not.

You know you need homeowners insurance, right? That protection will help you through those unusual situations so you don’t end up in financial ruin. But there are some strange things that your insurance will (and won’t!) cover that’s also interesting to know about. This is for informational purposes only, and you should always check with your insurance agent to learn more about what your homeowner’s insurance covers.

Pet Bites

Did you know that the single most common cause for liability claims on homeowner’s insurance is for pet bites? If your dog, cat, ferret, or bathtub-dwelling alligator bites a neighbor, your insurance should cover his or her medical bills and lost wages. But please don’t put an alligator in your bathtub. Also, there are some breeds that many insurance companies will not insure. Always, be sure to check your policy or ask your agent.

Meteors

If a meteor drops from the sky and tears a hole in your roof, you’re covered for that roof repair and replacement for the table the meteor landed on. But if you neglect to cover that hole and the next day a torrential downpour ruins your carpet, that has to come out of your own pocket.

Accidents Away from Home

If you’re on the golf course and accidentally hit someone with your backswing, your homeowner’s insurance should cover their medical bills. Same goes for if you run into someone with your grocery cart at the local store. But this shouldn’t give you license to take out your rage on fellow golfers or shoppers.

Mold

Mold is a tricky -- and terrifying -- thing for homeowners. If the mold is a result of something your homeowner’s insurance covers, like a burst pipe, cleanup and removal is covered. However, if you have mold because of a leaky living room window that you let leak for years, your negligence makes the cleanup responsibility yours.

Okay, all you leaf peepers out there -- the most wonderful time of the year is slowly creeping in. Already some trees are starting to display brilliant spots of yellow and red, and soon great swaths of color will sweep the landscape. But keep your eyes on the road! Drivers distracted by nature’s splendor is just one of the fall driving hazards you have to look out for in the coming months.

The changing season brings with it less daylight. Many commuters used to driving home from work in daylight now will be driving home at sunset. Although beautiful, the sunset’s glare can make driving difficult. Invest in a good pair of sunnies to cut the impact. And as you turn onto your street, watch for kids playing in the road or pedestrians out enjoying the fall air. Twilight makes them more difficult to see.

Fall also brings with it much cooler night temperatures. This can affect your morning commute by creating freezing conditions on the road. Watch for ice and potholes, and be particularly cautious of bridges, where ice tends to linger. Decelerating before crossing one is a good practice.

Fall leaves can become dangerous when a heavy rainstorm takes them off the trees. Wet leaves covering the road are slippery and your car may lose traction, especially when rounding a curve. Also, watch out for raked piles of leaves and avoid them. Not only do kids love to hang out in them, if you park on a pile of dry leaves, your car’s heat could be enough to start a fire.

Fall is an extremely active time for deer, so if you know they live in your area, watch out for them crossing the road. Slow down if you see one on the side of the road in case it suddenly decides to race across. And if you see one deer cross the road, expect to see another one. They travel in groups. Accidentally killing a deer would be tragic, but it also could destroy your car or the precious lives within it.

So be aware of the hazardous changes this season, and you’ll be able enjoy its beauty.

Summer can bring with it some terrific storms, often without warning, putting all those happy summertime people frolicking outdoors at risk. If you’re stuck outside in a lightning storm, keep  these tips in mind to keep yourself safe.

If you’re outside, the safest thing to do is head inside. Your car is a safe place to be, as is any enclosed structure. Don’t seek shelter under open-sided structures, like a picnic table. These won’t keep you safe. Even if the worst of the storm passes, you still could be in danger. Lightning can strike 6 to 10 miles from the base of the storm cloud. To figure out how far away the storm is, use the flash/bang method. Count how many seconds pass between the lightning flash and the thunder, then divide that number by 5 to figure out how many miles away the storm is.

If there are no shelter options, stay away from tall objects, like lone trees or even people. If you’re in the golf course, get away from your clubs and cart. If you’re swimming, get out of the water. If you’re on a trail, seek shelter under a cluster of short trees, preferably one that is sheltered by a group of taller trees.

Stay away from hills. If you can’t get inside, the safest place to be is in a valley. Get into a baseball catcher’s position with your ears covered and your head between your knees. It’s important to minimize your contact with the ground, so never lie down flat.

Lightning strikes are rare, though not as rare as getting attacked by a shark, getting in a plane crash, or winning the lottery (unfortunately). So know how to protect yourself and get out there and enjoy these last weeks of summer!

Summer is a great time to remodel. The weather is relatively stable. The kids are out of school allowing for a vacation that gets the family out of the crew’s way. The days are longer, so the crew has more daylight to finish a job. And when the cozy days of fall hit, you’ll have a beautiful and comfortable remodel that also improves the value of your home.

It’s that last part that requires discussion. If your home value increases, your insurance company needs to know to ensure you have adequate coverage. And some home improvements require new types of insurance. Conversely, some improvements could lower your premiums. And you don’t want to skip taking advantage of that.

If you installed a pool or a hot tub this summer, you might be required to not only upgrade your insurance, but also purchase an umbrella liability policy or put a fence around the pool or a cover or lock on your spa.

Maybe you built a shed in the backyard this year to for your burgeoning furniture business or to host yoga classes. If you’re using a home addition for a business, especially a complex one or one that brings in a lot of foot traffic, you might have to upgrade your insurance.

If you plan to expand your home for a growing family, call your insurance company first. It would be devastating to lose to fire a not-yet-completed and not-yet-insured addition. And if you’re turning your basement into a private apartment that you’ll rent out, you’ll need a different type of coverage as a landlord.

Replacing a roof may not be the most exciting renovation you can do, but since the roof is particularly vulnerable to weather damage, upgrading it can result in lower insurance premiums. This is particularly true if you live in a hurricane-prone zone and upgrade your roof to withstand hurricane winds.

So even though you’re dying to relax in your new pool or new addition, don’t get so relaxed that you forget to call your insurance company!

If you’re like most consumers, you probably pay your auto insurance every month. You might even take advantage of the super-convenient auto-payment option, so you can just set it and forget it.

But here’s something you should know. Some car insurance companies actually charge you a fee -- known as a “convenience fee” or an “administrative fee” -- to break up your auto insurance payments into installments.

Whether you pay every six months, every three months, or once a month, the more you divide up your payments, the more these "administrative fees" can add up. Your car insurance, which you once considered so reasonable, can wind up costing substantially more than you thought.

Be aware that there can be additional charges depending on the payment method you choose, like automatic bill pay or payment by phone.

So of course it makes sense to find out if any of these fees apply to your situation, but the best and easiest way to avoid and fees or hassles is to pay your premium up front, in full. You won't need to worry about being late on payments or missing a payment, and no fees will apply.

A lot of proud moms and dads recently watched -- or will soon watch -- their high schoolers walk across a stage to get their hard-earned diplomas. And now begins the summer of preparation before those kids head off to college to start a new chapter.

Whether you consider yourself a helicopter or a free-ranger, every parent wants their child protected. Part of that protection is sending your child off to college properly insured against theft or loss. The type of insurance you purchase for your child depends on his or her living arrangements.

Dorm

If your child is living in a school-owned dormitory, he or she likely will be covered under your homeowners insurance policy, up to 10% of the total coverage. For example, your $100,000 policy will cover your child up to $10,000.

Apartment

If your child chooses to live in his or her own apartment, your homeowners policy won’t help. Instead, consider purchasing renters insurance. Renters insurance is relatively inexpensive and will protect your child in case of a loss. There are two types of renters insurance -- cash-value and replacement-value. Cash-value policies take depreciation of the stolen or damaged items into account, while replacement-value policies replace the items at current cost. Replacement-value policies tend to be more expensive.

Talk to you insurance agent about the types of insurance to purchase to make sure you’re making good decisions and purchasing enough insurance. It’s also a good idea to ask about student policies, which typically are less expensive than other types of policies.

There are few luxuries like a summer home. For many families, it provides an oasis away from the chaos of everyday life with all of the comforts of home. Because it is your home! And you should protect your home. When it comes to insuring your vacation property, there are a few things to keep in mind.

If you own your primary home, your homeowners insurance will provide some coverage for your secondary home. For example, liability coverage will protect you at either home -- or anywhere, for that matter. Your homeowners insurance also will cover your personal property at another residence up to a limit, which you should discuss with your insurance agent. But you may decide you need more insurance coverage.

If you want to cover the gap between what your primary homeowners policy covers and what you need, a dwelling fire policy is the way to go and there are three types, each with increasing levels of coverage. The broadest protects your property from any peril -- including a riot! -- that isn’t specifically excluded in the policy.

Another thing to discuss with your insurance agent is the unique risk you take by not being in the property all the time. If a pipe breaks, a sewer backs up, or there’s flooding of any kind, you won’t be aware of it until the damage becomes severe. Purchasing flood insurance is a good idea. Also consider buildings not attached to the primary structure, like housing for your boat or a detached garage. The coverage you have for these separate structures might be limited, so be sure to discuss it with your agent.

We often warn readers about the surprising things not covered by a basic homeowners insurance policy, but this post is about some of the surprising things that are covered. Read on to learn more.

Spoiled Food -- If there’s a major disaster that causes a long power outage and all that meat you’ve stored in your freezer goes bad, your homeowners insurance would reimburse you for that loss up to a certain limit outlined in your policy.

Students -- If your child is away at school and living in a dorm, most of his or her personal property is protected under your homeowners insurance policy. If your child lives in an apartment, however, be sure to purchase a separate renters insurance policy.

Miscellaneous Accidents -- Because homeowners insurance is basically a general liability policy, it may cover accidents that occur outside of a home, such as if someone slips and falls on your property or someone in your family is involved in a bicycle accident.

Bringing Your Property Up to Code -- If you suffer a loss, like a fire, and laws created after your home was built require sprinklers, insurance would cover the sprinkler installation during the rebuild. There is a cap in the cost the insurance company would take on, however.

Although most of these things are covered by most homeowners insurance policies, always make sure you speak to your insurance agent about the particulars of your homeowners insurance policy. It was a rough winter for all of us in Massachusetts. The wind, cold, and snow seemed never ending. However, it finally seems like spring has arrived! We can finally see the ground, the first flowers of the year are poking through the soil, everyone’s spirits seem lifted, the Red Sox are back in Boston, and people are flinging open the windows and clearing out the dust and cobwebs from their homes. As you get into spring mode, remember that it’s also a great time to dust off and revisit your insurance policies.

It’s generally a good rule of thumb to review your insurance policies once a year because as your life changes so do your insurance needs. And what better time to do this than when you’re already in the mindset of tossing, fixing, storing! Here are a few things to keep in mind as you go through this exercise.

Car Insurance Policy: Make sure your coverage fits your needs. If you’re driving an older car, it might not make sense to still have comprehensive/collision coverage on your car. Alternatively, you want to make sure that you have enough coverage for a car that’s worth more.

Homeowners Policy: When updating your homeowner’s policy, you want to make sure you’ll have enough insurance to replace your home if it’s badly damaged. Have you had any or planning any major renovations? If so, you want to make sure adjust your homeowners coverage limits. If you have a claim, you’ll need enough money to pay for the labor and the materials needed to restore your home to its former condition. It may also be a good time to check to see if you need separate flood insurance. You can check if your home is in flood-risk area at FloodSmart.gov.

Check for Discounts: There are so many opportunities to bundle insurances these days, including homeowners, renters, auto, boat, etc. Check with your agent to see if you can bundle your insurances to save money.

Business Insurance: If you’re a business owner, it’s also a great time to check your policies as things may have changed in your business over the last year. When it comes to insurance, there are generally two camps -- those who don’t carry enough insurance (or the bare minimum) because they don’t believe they’re ever going to need it, and those who load up on as much insurance as they can get their hands on.

So the answer to “Can I have too little insurance?” is (we hope) obvious, but what about having too much insurance? Is it possible?

As it turns out, yes. And one of the most obvious but overlooked situations is when people purchase insurance for something that would cost less to replace if anything should ever happen to it. Another is adding extra insurance where it’s extraordinarily unlikely to be needed -- flood insurance in an area that has never had a flood in recorded history might be more than you need.

Then there are policies that are often a complete waste of money, like flight insurance. Flight insurance pays out if you should be killed in a plane crash, but you’d be covered for that under a life insurance policy that would cover you for a lot more than just a plane crash.

The best way to guarantee that your insurance is in the “Goldilocks zone” is to have an agent you trust, who will make sure you’ve got the right coverage for your age and lifestyle. Then you can be sure your coverage is just right.

Parts of the country have been hit with record-breaking snowfall this year, and although towns have consistently reminded residents to clear the snow from their walkways, who can keep up? Between the blizzards and the melting and freezing, it’s tough to keep up with all of the necessary shoveling and ice clearing.

But what if you skipped a day and someone out walking their dog hits a patch of ice and slips and falls on your property? Your homeowners insurance should cover their injury. Most insurance policies carry a no-fault medical provision that would come into play if a pedestrian was injured. This provision does not require anyone to prove that the homeowner was at fault.

The reason for this is that a slip and fall on snow or ice is notoriously difficult to prove. Snow falls, ice melts and freezes, and unless the injured person takes a picture of your sidewalk at the time of his injury, there’s no proof that your sidewalk was hazardous. In addition, people who live in snowy climates are expected to take some responsibility for themselves. Anyone out walking their dog after a blizzard in frigid temperatures should be on the lookout for hazards -- after all, they appear quickly!

As long as the homeowner took reasonable action to make their property safe, which includes shoveling, not scraping every inch of ice from their walkway, the no-fault medical provision will cover those injured in slip and fall accidents.

Purchasing homeowners insurance should give you peace of mind that you have backup in case of a disaster, like theft or a lightning strike. But it won’t protect you from all mishaps. The following are events that standard homeowners insurance won’t cover. If you feel that you’re at risk for one of these things happening to your home, purchase a supplemental policy.

Mold

Mold isn’t something you want to live with because it can cause all sorts of health problems for you and your family. Your insurance company could cover mold if it grows as the result of a coverable event, like a burst pipe, but it won’t always. If you live in a damp climate and worry about mold growth, purchase separate coverage.

Floods

Often, lenders will require homeowners purchasing a house in a zone at high risk for flooding to buy flood insurance. However, if you are purchasing a home in a low-risk zone, doing so might not be a requirement. Keep in mind, though, that a quarter of claims made to the National Flood Insurance Program are from homeowners who live in low-risk zones.

Earthquakes

Earth movement is not covered by standard homeowners insurance. If you live in an area that sees a lot of earthquakes, it’s best to purchase a separate policy.

Pests

If termites eat a hole in your roof or if a family of rats chews up your electrical system, a standard homeowners policy won’t cover you. The best way to handle a pest problem is to not let it become a problem in the first place. If you see pests hanging around, call in the experts right away. And if termites are in your area, schedule frequent inspections. By the time you notice termite damage, you can be sure you’re already dealing with a lot of unseen damage.

Sewage

It doesn’t happen often, but if sewage backs up into your home, it can cause big problems. A supplemental sewage policy doesn’t cost much, and it’s a good idea to have this added protection.

Sinkholes

Sinkholes fall into the same category that earthquakes do -- earth movement. And earth movement is not covered by standard insurance policies. Some states are more susceptible to sinkholes than others, so if you live in one of those states, purchase a separate policy. Even if most sinkholes don’t dramatically devour houses, they can cause cracks in walls and floors.

As New England gets buried under a blanket of snow, we recognize that now is probably not the right time to urge you to prepare for winter snow arrival. But we’re going to do it anyway, because it’s never too early to plan ahead for next year.

If you stay on top of basic property maintenance, you’ll do a lot to help prevent damage from winter storms. Be sure to keep your rain gutters clear, repair roof leaks, and remove large tree branches hanging over your roof. And make sure you know how to turn off your water valves so you don’t have to search desperately for them after a pipe bursts.

Talk to your insurance company about what type of damage is covered during a winter storm, but generally, if your roof is damaged because a tree suddenly fell on it, your home owners insurance will cover it. However, if your roof blows away in a heavy wind because it was rotting and you failed to fix it, your neglect will likely cause the insurance company to deny a claim. 

Different policies cover different types of damage, and it is wise to be familiar with yours before you need it. But the most important thing you can do to protect your property during the winter is to keep it well maintained to lessen the chance that you’ll need to call your insurance company at all.

Unfortunately, there are a number of scams out there when it comes to securing car insurance. The most common is when small insurance companies claim to have less expensive rates than the larger companies. This scam is called low-balling, and in it, the insurance company offers a too-good-to-be-true rate to the customer. Soon after the customer signs the policy, they receive a notice about a "company rate error," negating the initial come-on rate. The company demands the higher payment under threat of insurance cancellation.

Avoid this scam by choosing established, well-known insurance companies. Most often, scammers operate small companies without a physical location, or one that is not easily found.

Another scam involves a fake insurance company. A scammer will set up a company that has the appearance of a legitimate insurance company, take payment, and then send out false insurance cards. Only when the customer attempts to file a claim does he or she find out that the company doesn’t exist.

To avoid this scam, if you’re dealing with a company you’ve never heard of before, always check with the Better Business Bureau before doing business with them. Also, a quick Internet search will often show any customer complaints that have been made against the company, and can tip you off to any questionable business practices.

And speaking of the Internet, be cautious when buying auto insurance online. The web is the easiest place to set up low-ball scams, and some scammers even create fake insurance company web pages to steal your personal information, such as your driver's license or Social Security number. Never provide this information over the Internet unless you know for sure you’re dealing with a reputable company.

Many are already thinking past the next few cold months and fantasizing about summer. Cook-outs in the backyard, lazy days reading in the shade of a tree, kids running through sprinklers and bouncing on the trampoline...

Hey -- you should buy a trampoline!

But not without talking to your insurance agent first. Trampolines are fun, for sure. But they’re also a major cause of injury. People can easily fall from the trampoline or fall on it badly, causing sprains, breaks, or even death. Because of the danger they pose, insurance companies treat trampolines a little differently than they do the rest of your property.

Your insurance company may have a no exclusions policy. This means that you are not restricted in trampoline ownership or use.

Some insurance companies will cover your trampoline, but only if you take safety precautions. They may require you to have a fence with a locked gate to keep curious neighborhood kids away when you’re not home. Safety pads over the springs or a net enclosure may also be required. Of course, you can further increase the safety of your trampoline by placing it in a safe place on soft ground away from structures, and supervising kids when they jump.

There are also the insurance companies that have a trampoline exclusion. This means that if someone is injured on your trampoline -- whether your child and his friends or the reckless teen who snuck in when you weren’t home -- your insurance company is not responsible for paying for medical care. Some homeowners with existing policies are also surprised when their policy is not renewed after a trampoline purchase.

Whether you braved the Black Friday crowds or are more of a last-minute shopper, there’s no doubt that holiday shopping season is upon us. As a shop owner trying to pull in customers, there’s a lot to do. You have to decorate, display your holiday inventory, and prepare for all of the foot traffic sure to flood your store by increasing your staffing.

If you make seasonal hires, keep in mind that although the much-needed extra help is necessary, new hires who are not trained well can create hazards in your store. So what should you do? Read on for tips on how to train employees to they can help keep holiday injuries to a minimum in your store.

  • Make sure your staff members know how to use equipment properly -- especially ladders. You should also train them in proper lifting techniques so they don’t strain themselves.
  • Teach your staff members not to overfill shelves. It might be tempting for them to save themselves a trip to the store room, but overfilled shelves can tip onto employees and customers.
  • If you leave your staff in charge of decorating, instruct them to use battery-operated candles and be sure to keep exit signs uncovered and aisles clear in case you need to evacuate the store in an emergency.

Keep in mind that as the store owner, the ultimate responsibility for the safety of your employees and customers is yours. Make it a habit to give your shop a daily -- or even hourly -- scan. Watch for cluttered aisles, tripping hazards, unsecured decor, or other safety hazards. Sometimes when your staff gets busy, it’ll be harder for them to notice these big-picture details.

Lenders require homeowners to carry insurance so that they can be sure to recoup their loss should your home be damaged in some way. So unless you paid cash for your house -- and even if you did -- homeowners insurance is a necessity. But how much do you need? The simple answer is that it depends.

Before going insurance shopping, know the value of your home. A builder, real estate agent, or insurance agent should be able to help you determine this. Be sure to include in the value rare or unusual elements in your home, like built-ins, a particularly expensive bathtub or kitchen appliances, or glasswork.

There is a menu of different types of insurance policies, and your insurance agent will help guide you to the one that best suits your needs. Be sure you purchase a policy that covers 100% of your home’s value. If you insure only 90% of your home’s value, you’re taking a gamble that your home never will be a total loss. But wouldn’t you hate to lose that bet? Guaranteed replacement cost will cover the cost of rebuilding your home, even if builders’ rates are inflated because of a disaster that affects many homes in your neighborhood.

If you live in an area prone to flooding, it’s a good idea to purchase flood insurance. The same goes for other natural disasters, like hurricanes, tornadoes, and earthquakes. Standard policies won’t cover damage from these events.

If you operate your small business out of your home, keep in mind that your insurance will only replace your business property up to a certain amount. If you keep a lot of equipment or inventory at home, it’s a good idea to purchase separate coverage.

The same goes for extremely rare or valuable possessions. If you have expensive instruments, jewelry, electronics, antiques, or other collectables, purchase a separate policy that covers them. A standard homeowners insurance policy will only cover a portion of valuables.

Generally Accepted Accounting Principles (GAAP): A set of widely accepted accounting standards, set primarily by the Financial Accounting Standards Board (FASB), and used to standardize financial accounting and reporting in the U.S.

Liability insurance: A line of casualty insurance for amounts a policyholder is legally obligated to pay because of bodily injury or property damage caused to another person.

Limits: The maximum amount payable under an insurance policy for a covered loss.

Policy:A written contract for insurance between an insurance company and policyholder stating details of coverage.

Premium: The price of an insurance policy; typically charged annually or semiannually.

Professional liability insurance:Covers injury or economic loss to professionals for errors, negligence or omissions.

Even though it has been a quiet one, we are still in the middle of hurricane season, so we thought we’d talk a little bit about what kind of hurricane damage is covered by a typical homeowner’s policy. 

Hurricane claims in regard to your homeowner’s insurance can be tricky because a hurricane can be damaging in multiple ways to multiple types of property. Most types of homeowners insurance should include wind damage coverage, although homeowners who live in hurricane-prone areas often have to purchase a special windstorm policy.

Most property insurance policies provide coverage for losses resulting from hurricanes, except for flood loss associated with the hurricane.Water damage is something else entirely and is only covered by a flood policy, which must be purchased separately. There are two types of flood insurance. One covers structural damage to the building and the other covers damage to personal property, like furniture, clothing, and electronics. If rising water damages or takes out your fence or deck, flood insurance will not cover those losses. Nor will it cover the loss of extremely valuable belongings, like fine art or expensive jewelry.

The 2014 hurricane season has been fairly quiet so far, but it isn’t over until the end of November. While we’re still in the middle of it, it’s a good idea to take a look at your insurance policies and make sure you’re covered in case of a major storm. And remember: By the time the weatherman tells you that big storm is coming, it’ll be too late to purchase extra insurance. Be prepared before the storm starts to brew.

When it comes to your homeowner’s insurance, generally, covered property is divided into four separate categories:

1. Dwelling – The structure of your house is considered a covered property.

2. Other Structures – These are structures that are separate from your house, such as a shed or detached garage.

3. Personal Property – This generally includes furniture, appliances, and clothing. However, not all personal property is covered, including items such as money, jewelry, or firearms. These may be covered under different insurance policy but have limited or no coverage for loss.

4. Loss of Use – When a loss occurs and the dwelling is uninhabitable, the cost of additional living expenses is covered. Generally, reimbursement of additional living expenses covers the cost to the insured to maintain a normal standard of living.

Depending on where you live, you may need to purchase additional coverage from specific losses, such as earthquakes, flood, or other natural disasters. To purchase the most appropriate insurance, it is important for you to consider your specific situation and where you live. Fall has long been associated with change, and for good reason. The warm weather gives way to cooler temperatures. The car insurance you choose will be made up of a few different policies that offer different types of coverage. That policies fall into two main categories -- one category covers you and your car and the other covers everything outside of your car.

You and Your Car

Comprehensive - Comprehensive coverage will take care of costs associated with a car theft or damage done to your car outside of an accident.

Personal Injury Protection - Personal injury protection will take care of the medical expenses of you and your passengers after an accident. If your injuries cause you to miss work, this policy could take care of lost wages.

Uninsured Motorist Coverage - If you get into an accident with someone who has no coverage or not enough coverage, this policy will help cover costs that their policy can’t.

Collision - Collision insurance will help fix your car after an accident. 

Everything Else

Bodily Injury Liability - If you’re at fault in an accident, bodily injury liability will pay for the medical expenses of those you injured in the accident.

Liability Coverage - Liability helps cover the expenses of others if an accident is your fault. This only covers the expenses of those in the other car, not your passengers.

Property Damage Liability - If you cause an accident, property damage liability will pay to fix the damage done to the other car.

There are very few states that don’t require motorists to hold insurance, and most states require insurance minimums. However, a state’s required minimums aren’t always enough. If expenses are higher than the insurance you carry, you’ll be left with the remaining bill. Speak with your insurance agent about your specific needs, but a general rule is that you carry coverage equal to the total value of all of your assets, like your home, your car, and your savings.

Unless you’re living in a college dorm or a hotel, the short answer to the question “Do I need renter’s insurance?” is yes.

Let’s start with a world in which you’re a renter but you don’t have renter’s insurance. There’s a fire in your apartment building and it burns to the ground. Everything you own is destroyed. What do you have to start rebuilding your life? Nothing. You’re homeless, and all you have are the clothes on your back and anything you were able to grab from the flames. Pretty grim, right?

But for a very modest investment -- we’re talking $200 per year or less -- you can be covered in case of disaster. Granted, you’ve still lost your stuff, but at least you’ll be able to start putting your life back together.

Here’s how renter’s insurance protects you:

  • If there’s a fire or other source of destruction in your apartment, you’ll receive a check for anything that’s lost. Also, if there’s a fire in the building and your unit suffers smoke and/or water damage, you’ll be reimbursed for that damage as well.
  • If someone trips and falls in your apartment and there are resulting medical bills or a lawsuit, your renter’s insurance covers you.
  • If you’re left homeless by a disaster, renter’s insurance will pay for temporary housing, either for a specific time period or for a certain amount of money.
  • If you have something very precious in your apartment, like an engagement ring, you can get what’s called a floater on your renter’s insurance policy that will cover the item.

Like most types of insurance, some folks balk at the idea of paying for something they’ll never use. But if the time should ever come when you need renter’s insurance, you’ll unquestionably be glad you have it.
